La Cortijo Eivissa or Casa Ibiza, a large, exclusive and very private recently constructed Four Bedroom, Five Bathroom, Country House situated on a hill top enclave that rises to the peak of a pine forested estate. Surrounded by orange, lemon and avocado groves including an abundance of pine trees, incorporating uninterrupted vistas down the Vinyals Valley to the white coast beaches of Costa Blanca. Views to the sea with La Sella Golf, the Mountain of Montgo, Denia Castle and on a clear day the Balearic Islands of Ibiza and Formentera. Location of the house, situated in its own extensive estate in the quiet oasis of the Raco de Vinyal’s Valley, adjacent to the Alberg of the Sierra Segaria Natural Park and close to the small, idyllic village of Beniarbeig. Just over the hill to the south is the popular but larger and busier Orba Valley. The whole area is without doubt, one of the most beautiful parts of the Costa Blanca and Espana.

Designed in traditional style by a renowned local Architect and built by probably the best Master Builders on the Costa Blanca Hermanos Soler Perello S.L. of Beniarbeig, a small but really excellent and long established family construction company. The quality of the construction and attention to detail carried out by this particular Company and its Staff has to be seen to be believed. They commenced construction in February 2010 overseen by the fastidious owner who, sparing no expense, has now taken more than seven years to complete the build. Albeit, a proposal for a Helicopter Pad is a possibility.

The marble floors throughout the house are laid with Travertine Amarillo Marble in a houndstooth pattern. Exterior pathways, large Pool Terrace, the House Terraces and numerous Pillars are laid with Hand Made Terracota Tile. All exterior Door and Window surrounds including all Balustrades are constructed using Tosca Cream Stoneware. 

The Four Bathrooms are laid with Natural Caldera Black Pizzara Slate and contrasting Natural White Lazer-Cut Dune River Stone with contemporary Glass Block wall surrounds the shower and bath areas. The Kitchen, again handmade and created by Santiago of Beniarbeig, probably the leading specialist manufacturer, and without doubt the most expensive, on the Costa Blanca. The granite kitchen worktops are 3 inch thick Cut and Polished Natural Granite Verde Bahia block. 

North and South Wing Master Bedrooms have French Windows leading onto the large Private Solarium again laid with Handmade Terracota Tile. The large 120 sq metre solarium overlooks the Raco De Vinyals Valley and Sierra Segaria Mountains and Natural Park. All bedrooms have On-Suite Bathroom facilities. The Master Bedroom Suite, which uses all the available space in the South Wing of the House, encompassing Private Solarium, Large Master Bedroom, Separate Dressing Room, Bathroom with Circular Bath, large separate Glass Block enclosed Shower Area and His & Her Washbasins. The Marble Stairway from the Entrance Hall to the Upper Floor has had fitted to the Landing Area, a Steel Double Framed Triple Lock Security Door built into the block and concrete wall. This allows for the Upper Floor of the house to become a Safe and Secure area with Security Cameras and Prosegur Alarm System Communication combined.

The Swimming Pool is 12mt x 5mt in size, enclosed in a very large 18mt x 14mt Terrace. A Tosca Stone Balustrade surrounds the Terrace, again laid with Handmade Terracota Tile with a 6mt x 3mt purpose built Timber and Faux Slate Pergola for exterior dining when required, incorporating a higher level bar, bathroom and sitting area under a 4mt x 4mt sail type sun cover. 

La Cortijo Eivissa a 420 Sq Mt [4520 Sq Foot] Country House set in a 10,400 Sq Mt estate accessed via two seperate private roads. Both roads are No-Through roads which finish at the dual entrances to the house, therefore traffic cannot pass the house in any or either direction. Other than the owners of the house and their visitors, the only people who use the public and private roads are the local landowners and the odd ramblers walking the Sierra Segaria and Gigante De Piedra mountain pathways. 

The house sits in a peaceful oasis, an idyllic country park setting that is surrounded by orange groves to the front and easterly aspect with Pine Trees standing to the rising hill to the rear. A Dream Home in a location betwixt sea and sierra that is second to none, but only Four Miles from the white coast beaches of La Marina on the Costa Blanca from which the area gets its name. The house is equidistant between the Airports of Alicante and Valencia both being around one hours travel either North or South via the AP7 Motorway, with the access to the Motorway being five minutes drive from the house. It is also local to the new La Marina Alta Hospital again a five minute drive. In the village of Beniarbeig we have the renowned Hospital Acuario, a quaint and well respected hospital.

The house is Air Conditioned throughout using Daikin Cold/Heat/De-Humidifier Inverters, all mechanical units are hidden from view under the Front of House Entrance ensuring no mechanical noise [wall effect hum] from the nine separate systems can be heard whilst in operation, but still allowing ease of maintenance and repair from the large basement underbuild. The house enjoys Central Heating throughout using Gas as the fuel, with the large purpose built Gas Storage Tank sunk below ground level for aesthetic purposes and, adjacent to the front entrance of the house, for ease of Gas Tanker replenishment. 

Doors & Windows are manufactured by Rehau of Germany [they may be the most expensive but they are just the best you can buy]. All are Double Glazed with High Tensile Security Glass. Each window including the Master Bedrooms & Solarium French Windows have tilt and turn mechanisms. Every door and window has High Security Aluminium Roller Shutters, Mosquito Nets and Heavy Duty Steel Reja’s. Securitas Directa / Prosegur Alarm with Interior Photographic Camera and Audio warning systems. High Security Triple Lock Steel Doorway to upper floor thereby creating and ensuring Safe & Secure Family Areas. 

The house is supplied with Piped and Metered Water from the Village Water Association of Beniarbeig which supplies the 12,000 litre purpose built Concrete Storage Tank. All water supplies to the house run through Chlorinated and Calcium Controlled Water Purification, Triple Filter and then an Infra-Red System housed in the underbuild of the house. As an addendum, the owner of this particular house and surrounding land will own, on legal completion of purchase of the aforesaid property [16] Shares in the Water Association of Beniarbeig. Such shares in there own right are deemed to be very valuable. Adjacent to the water storage tank is a small Satellite Antenna Farm housing antenna that receive the signals from different satellites. The signals are fed to a distribution system in the house. The signal distributed to rooms throughout the house via the inbuilt digital audio and video distribution system. 

The Circular Driveway around the house and south side of the Swimming Pool Terrace is laid with Amarillo Stone with matching Amarillo Block walls that surround the inner perimeter of the House grounds. The grounds and landscaping have been designed with ease of maintenance in mind. The Pool Terrace is approximately 250 sq mts in size. Both the house and pool terrace benefit from vast underbuilds, enabling further Accommodation at a future date subject to the new owners requirements or maybe Wine Cellars, Theatre, Games and Fitness, Sauna or Billiard rooms. 

The house nestles at the foot of the Sierra Segaria Mountain Range, the name of the mountains and Natural Park adjacent to the land surrounding the house. This mountain range lies to the North of the property, and as such, somewhat protects the house in winter from the cold Northerly winds that can sometimes sweep down the Costa Blanca. As do the Pine Trees surrounding the Southerly and Westerly sides of the house.

For the Lady of the house the new and possibly largest Shopping Mall on the Costa Blanca is “La Marina”. Located a couple of kilometres away and populated with all the biggest names in the Fashion industry including the major Supermarket chains. For the Gentleman , Championship Golf Courses of La Sella and Oliva can be seen and are but a few good Tee Shots away, whilst Javea Golf is a 25 minute drive. For the nautical fraternity the Marinas of Gandia, Oliva, Denia, Javea, Moiraira and Campomanes are reasonably local with Denia having a number of different Marinas including the new Superyacht Marina. 

ANNUAL RUNNING COSTS; 

LOCAL AUTHORITY RATES [SUMA] are approximately 1200 Euros per annum 

ELECTRICITY [IBERDROLA] is approximately 150 Euros per month when in residence. 

WATER [BENIARBEIG WATER ASSOCIATION] due to the fact that the owner of the house is a shareholder in the association, the costs or the water supply is minimal, at around 10 Euros bi-monthly [60 Euros per annum].

The annual running cost of this house are a lot less than normal properties that are built on urbanisation’s. 

The house comes with a 10 Year Insurance backed Construction Guarantee.

We were lucky enough to be able to purchase land, at the head of the valley, to build our dream house in the pine forest. Now it’s ready for new owners to enjoy, and benefit from, the peace and seclusion.
